Kansas lien deadlines for contractors
Updated · Checked against primary sources
The short answer
In Kansas, prime contractors file a lien statement within four months after last furnishing; subcontractors and suppliers within three months. On non-residential jobs, a timely notice of extension adds a fifth month. Subs on owner-occupied residential work must first mail the owner a warning statement. Sue to foreclose within one year after filing the lien statement.
The deadlines
| Step | Rule |
|---|---|
| Preliminary notice: who | No general preliminary notice. On improvement of residential property (owner's residence or a new home for an individual, up to two families), a subcontractor or supplier must mail a warning statement to an owner, or hold an owner-signed statement that it was given, for claims over $250 (K.S.A. 60-1103a). |
| Preliminary notice: when | No fixed day count; the owner is only protected for payments made after receiving the warning statement, so send it early |
| File or register the lien | Original contractors: file a verified lien statement with the clerk of the district court within four months after the date materials were last furnished or labor last performed (K.S.A. 60-1102(a)). Subcontractors and suppliers: within three months after last furnishing (60-1103(a)(1)). On non-residential property the deadline becomes five months if a notice of extension is filed within the original four (prime) or three (sub) months. |
| Enforce or perfect it | Bring the foreclosure action within one year from filing the lien statement (K.S.A. 60-1105(a)). |
| Residential jobs | New residential property: after title passes to a good faith purchaser, a lien can be claimed only if the claimant filed a notice of intent to perform before the deed was recorded (K.S.A. 60-1103b). The notice of extension is not available for residential property. |
Other notices and rules
- Subcontractor lien statements must be served on or mailed to an owner, any recorded equitable interest holder and the party obligated to pay (60-1103(c)).

Where Pavado comes in
How Pavado builds a CRM around your jobs
Lien rights are usually lost to a calendar, not a court. We build CRMs that start each job's notice and lien clocks from its real start and completion dates and remind you before every deadline, so the rights you earned by doing the work are still there when a customer stops paying.
Instead of bending your shop around someone else's software, we build the system around how your jobs actually move, and connect it to what you already use.
- Your pipeline, your stages. From first call to paid invoice, set up the way your team already works.
- Automations for the busywork. Follow-ups, reminders and handoffs that happen without anyone remembering.
- One record per customer. Calls, quotes, jobs, photos and invoices in one place instead of five apps.
- Connected to your stack. QuickBooks or Xero, Gmail or Outlook, payments and e-sign, plus thousands more through Zapier and an API.
- 1.Book a free demo and walk us through how a job moves today.
- 2.We map the workflow and send a scoped proposal, free.
- 3.We build it, connect your tools and get your team using it.
The first conversation and a scoped proposal are free, and we will tell you early if we are not the right fit.
